Good value for your money considering that Edinburgh is costly. The location is close to Holyrood house and the B&B has a bus stop right outside and one across the street so it is easy to use the bus system. The staff is eager to help and the breakfast is a good typical B&B breakfast.

This is a great place, if you are looking for a quiet & clean place to stay. Location isn't great but easily accessible by bus if this is what you are looling for.

Lovely guesthouse in good location, bus stop right outside for a cheap ride into the centre. Served wide range of breakfast options and owners were friendly and informative. Really enjoyed our stay and would recommend this guesthouse to others.

Bus right outside the house straight into the city centre is very easy and costs £1. The amount on offer for breakfast lasted me the whole day. I go to Edinburgh quite regularly and usually stay in a centre hotel, but the parking prices are terrible. At the guest house they have a large car park and it is free - so from now on shall stay at this guest house. Try the Mitre for good pub grub in the Royal Mile.close

Very friendly people. We liked the stained floors in our room and the feature fire-place. The bus was very frequent to the historical centre nearby. We enjoyed the ghost tour also and the Castle. Would come back here. Breakfast very good.Thanks.

Very friendly owners, nice clean room, a liitle way out of town but bustop is right outside with frequent service. Great Breakfast!

This was a great place! Even though we ended up arriving very late indeed they left a note and key for us so that we could get in and were more than happy to cater to whatever we wanted for our breakfast. Even though we ended up arriving very late indeed they left a note and key for us so that we could get in and were more than happy to cater to whatever we wanted for our breakfast. They were very helpful with advice and directions and the breakfast was yummy and the atmosphere in the dining room was excellent, they even played music. The room was comfortable and the parking was off the street and when the car had to be moved in order to let someone out, Brian graciously offered to move our car which was a huge relief to me and he also helped carry our bags down the stairs which was a fantastic help. This is a great base from which to explore all that Scotland has to offer.close

there is no hot water suply after 12:30pm, and the staff didn't tell us when we move in, so we get a cold shower.

Brian is very accomodating and always helpful. Anne makes excellent breakfast. You must try the bllod pudding and the haggus

The room was clean and comfortable. Just one thing, I was supposed to stay single ensuite. But it was twin room due to water trouble. So, I was a bit disappointed. Basically, OK.

Sorry for delay. We felt that the breakfast was not very good. We were expecting a full Scottish Breakfast, and even though my partner didnt have anything cooked. Good value for money. Ian and Christine were very pleasant and helpful. Good location, 15 mins to City Centre by bus for 80p, or £8 by taxi. £35ea b&b, we usually pay £50ea, nearer to the centre, so the £60 saving for 2 nights, was a good boost. We'll be back.

Highly recommended...one of the top stays during my travels. Ian is wonderful. The facilities are super-very clean, spacious and breakfast was very good. The location is good given the bus service that runs regularly to the city centre. A clear A grade, and I would stay there the next time in...

The owners were very helpful with any requests made upon them, always had an answer or came back with helpful information. Very clean and tidy. Have earmarked the address for future trips and to recommend to other travellers.

I had a wonderful stay here:) The room was extremely clean and wonderfully decorated! Breakfast was cooked to order and was delicious!! I would recommend the Anyetree to anyone who wants to stay in a nice, quiet location. The service was excellent and the hosts were extremely courteous and helpful:)

They really went out of there way to make you feel welcome and give info on transportation, shows etc. Very accommodating. Would recommend to anyone visiting Edinburgh.
